The Application Process

Step One:  Before setting up an appointment to preview one of our available rental properties, we require that a "soft background check" be done.   This step is easy - please email the full name, current address, and telephone number of each individual 18 years of age or older who will occupy the residence to teamdaves@gmail.com.  Additionally, provide the name and telephone number of your current landlord.

Step Two: Once the information has been verified successfully we can schedule an appointment to see the property.  If the property meets your needs, we will progress to Step Three.

Step Three:  A formal application must be completed for any occupant 18 or older. There is a cost of $75 per applicant.  By submitting this information, you authorize Sugarwood Real Estate Services to verify the information including, but not limited to, verification of employment, income, prior rental history and criminal background check.  Please be honest when completing the form.  Misrepresentation of any information will be grounds for disqualification of your application.

Step Four:  When your initial application information is received you will receive an email asking you to authorize the screening portion of the application.  Once this is received and reviewed, the application process is complete and we will proceed to Step Five,

Step Five:   In keeping with Federal Fair Housing practice, your application will receive an applicant score which gets shared with the owner.  The property owner makes the final decision of approval based on your SCORE.

Please keep in mind that time is of the essence concerning completing your application process.  In other words, other applicants may be interested in the home you are looking at.  If another acceptable application is received before receiving your COMPLETED application the property may be no longer available.
